Renter is responsible for utilities. No smoking allowed. Dog breeds are restricted. Street parking available for guests. Breaking a lease requires 60 day notice with a 60 day rental penalty to be paid upon notice of breaking the lease. Owner will accommodate the first $250 of maintenance fees, where anything past the $250 will become tenants responsibility. Any damages to appliances or in-home items will be tenants responsibility for repair or replacement, unless otherwise discussed with owner. If rent is not paid on the 1st, Rent shall be considered overdue and delinquent on the 3rd day of each calendar month. If Tenant fails to timely pay any month's rent, Tenant will pay Landlord a late charge of $100 per day until rent is paid in full. There will be an additional $700 deposit ($350 refundable, $350 non-refundable) for each pet, if applicable.
