One year lease- one month rent deposit is required. Contact via text or via Zillow if you have questions or wish to schedule a showing. Unit is available-9/1/26. A video of the unit can be sent to the perspective tenant for viewing prior to scheduling a showing. Tennant Screening General Requirements; General Requirements* Each person over the age of 18 who intends to reside in the dwelling must submit a separate Zillow application. Each applicant must qualify individually. Application must be filled out completely and signed/electronically submitted. Applicants must provide proof of income to verify that their net monthly income matches 2.5 times the monthly rent. Less than 3X will be considered on a case by case basis. Each applicant must provide a rental reference, confirming a minimum of 1+ years of rental history from a third-party landlord. Applicants will sign and date the Rental Verification Form (RVF) included in online application, authorizing Burns Investments to confirm their rental history. *Applicants without rental history will be considered but may require a co-signer. *All items are required for an application to be considered complete. While credit scores are an important factor in our screening process, we are more interested in the things that made your credit score than the score itself. A less-than-desirable credit score may be offset by great rental history and solid income. Some Stipulations related to criminal history could impact application based on Minneapolis City code. Misdemeanors: Any misdemeanor committed within the past three years may be subject for denial . Type of charge and date of conviction may affect the decision. Proof of resolution may also be required. *Residency may be denied due to a criminal record. Income verification Applicants' combined net monthly income must be a minimum of 3 times the monthly rent. You will be required to provide proof of income whether you are employed by a third party or self-employed.
