1. Parties & Premises This Residential Lease Agreement ("Agreement") is made between Landlord and Tenant for the condominium unit located at 221 S. Marengo Ave. Unit 9, Pasadea, CA 91101, including any assigned parking spaces and common-area access granted by the HOA. 2. Lease Term Fixed Term: The lease begins on [TBD] and ends on [TBD]. Renewal: Renewal is not automatic. Any extension must be agreed to in writing by both parties. 3. Rent Monthly Rent: $2,700, due on the 1st day of each month. Violations resulting in fines will be the responsibility of the Tenant if caused by Tenant or Tenant's guests. 8. Use & Occupancy The unit may only be used as a private residence. Maximum occupancy: [Number] persons. No subletting or short term rentals (Airbnb, VRBO, etc.) without written permission from Landlord and HOA. 9. Pets If allowed: Pet must comply with HOA pet rules. Alterations No alterations, painting, or installations may be made without written approval from Landlord and, if required, the HOA. 12. Entry by Landlord Landlord may enter the unit for inspections, repairs, or emergencies with proper notice as required by California law (typically 24 hours). 14. Insurance Tenant is strongly encouraged to maintain renter's insurance with liability coverage of at least $100,000. Landlord's insurance does not cover Tenant's personal property. 15. Termination Tenant must provide 30 days' written notice prior to move out. Early termination fees or conditions apply only if specified in an addendum. Tenant must return all keys, fobs, remotes, and HOA access devices at move out. 16. Governing Law This Agreement is governed by the laws of the State of California and applicable HOA regulations.
