Lease terms

1. Parties & Premises This Residential Lease Agreement ("Agreement") is made between Landlord and Tenant for the condominium unit located at 221 S. Marengo Ave. Unit 9, Pasadea, CA 91101, including any assigned parking spaces and common-area access granted by the HOA. 2. Lease Term Fixed Term: The lease begins on [TBD] and ends on [TBD]. Renewal: Renewal is not automatic. Any extension must be agreed to in writing by both parties. 3. Rent Monthly Rent: $2,700, due on the 1st day of each month. Payment Method: Rent shall be paid via [online portal / check / ACH]. Late Fees: A late fee of $25 applies after 10 days past due. Returned Payments: A fee of $25 applies for any returned payment. 4. Security Deposit Tenant shall pay a security deposit of last month's rent prior to move in. The deposit may be used for unpaid rent, damages beyond normal wear, or other costs permitted by California law. The deposit will be returned within 21 days after move out with an itemized deduction statement if applicable. 5. Utilities Tenant is responsible for [electricity, gas, internet, cable]. Landlord covers [water, trash, sewer, HOA fees] unless otherwise stated. Any utility included in HOA dues remains the responsibility of the Landlord unless specified. 6. Maintenance & Repairs Tenant must keep the unit clean, sanitary, and in good condition. Tenant must promptly report any maintenance issues. Tenant is responsible for damage caused by negligence or misuse. Landlord handles repairs to major systems (HVAC, plumbing, electrical) unless damage was caused by Tenant. 7. HOA Rules & Compliance Tenant agrees to comply with all Homeowners Association (HOA) rules, regulations, and bylaws. Tenant acknowledges receipt of the HOA rules. Violations resulting in fines will be the responsibility of the Tenant if caused by Tenant or Tenant's guests. 8. Use & Occupancy The unit may only be used as a private residence. Maximum occupancy: [Number] persons. No subletting or short term rentals (Airbnb, VRBO, etc.) without written permission from Landlord and HOA. 9. Pets If allowed: Pet must comply with HOA pet rules. Tenant is responsible for any pet-related damage or nuisance. 10. Parking & Storage Tenant is assigned 9 parking space located at property. Tenant must follow HOA parking rules. 11. Alterations No alterations, painting, or installations may be made without written approval from Landlord and, if required, the HOA. 12. Smoking Smoking of any kind [prohibited / permitted only in designated areas] in accordance with HOA rules. 13. Entry by Landlord Landlord may enter the unit for inspections, repairs, or emergencies with proper notice as required by California law (typically 24 hours). 14. Insurance Tenant is strongly encouraged to maintain renter's insurance with liability coverage of at least $100,000. Landlord's insurance does not cover Tenant's personal property. 15. Termination Tenant must provide 30 days' written notice prior to move out. Early termination fees or conditions apply only if specified in an addendum. Tenant must return all keys, fobs, remotes, and HOA access devices at move out. 16. Governing Law This Agreement is governed by the laws of the State of California and applicable HOA regulations.
