Lease Terms: 12-month lease term. Monthly rent is $1,400. A required utility contribution of $300/month will be collected with rent. This fixed monthly utility charge includes electricity, water, gas, trash, and internet service. Due to the nature of having two separate private living spaces operating under one roof, utilities are managed together, and this monthly contribution helps cover the shared property services. The utility contribution is a required monthly charge and is non-refundable. Tenant is responsible for keeping the residence clean, reporting maintenance issues promptly, and maintaining the property in good condition. No smoking or vaping permitted on the property. No pets allowed. Parking is available in designated areas. Property Details: This is a private residence located in Edmond with a separate, attached living space used as a short-term rental. Both living areas are completely private with separate entrances and no shared living spaces. There is an interior connecting door between the two areas; however, it remains permanently secured with multiple locks and is not used for access. The setup is similar to having a private neighbor who shares a wall. We want to be transparent about this arrangement so tenants are fully aware prior to leasing.
