Application Fee A $50 non-refundable application fee is required Applicant must provide their own current credit report and score (dated within the last 30 days). Income Verification required (recent pay stubs, tax return, or employment letter). Credit Requirements No open bankruptcies. No unpaid tenant-related collections. Rental History No evictions within the past 7 years. Positive landlord references required. No outstanding landlord or judgment debts. Background Check Standard criminal background screening performed per Washington State law. Every application is reviewed individually and fairly. Pets Dogs and cats allowed. Non-refundable pet deposit required. Pets must meet community guidelines (SPOA rules). Occupancy Limits Maximum of 2 persons per bedroom. Move-In Costs First month's rent, last month's rent, and a refundable security deposit. (Added non refundable pet deposit if applicable) Military deposit discount available Utilities Included: water, sewer, garbage, fiber internet, and HOA dues. Renter pays all other utilities. Lease Terms 2-year lease preferred. No smoking on the property.
