Applications are processed in the order received, and only complete applications including all required documentation will be reviewed. **2. Income Requirements Total household gross monthly income must be at least 3.5 times the monthly rent ($7,350/month). We accept all lawful sources of income, including employment wages, child support, alimony, social security, and housing choice vouchers (Section 8). Proof of income (e.g., recent pay stubs, tax returns, or benefit letters) is required. **3. Rental & Credit History We verify rental history with previous landlords, looking for a history of timely rent payments and lease compliance. A minimum credit score of 700 is required, and credit history is reviewed to assess overall financial responsibility. **4. "Just Housing" Compliance (Cook County) We comply with the Cook County Just Housing Ordinance. We do not inquire about or conduct a criminal background check until a conditional offer of housing has been extended to the applicant. If a background check is conducted, it will be individualized, and the applicant will have the opportunity to provide evidence of rehabilitation or other mitigating factors before a final decision is made. **5. Fees The application fee covers the actual cost of the credit and background screening report.
