Lease terms

Available: August 14, 2026 Monthly Rent: $7,000 Security Deposit: $7,000 Lease Term: 12 months preferred Due at Lease Signing: First month's rent and security deposit. *Available unfurnished or partially furnished. Select furniture may remain if helpful to the tenant, but some pieces shown in photos will be removed. Final furniture list to be agreed upon before lease signing. Income Requirement: Minimum gross monthly income of 3x monthly rent preferred. Credit Requirement: Minimum credit score of 700 preferred. Utilities: Tenant is responsible for placing all applicable utilities and services in tenant's name prior to move in and keeping them active throughout the lease term, including electricity, water, sewer, gas if applicable, trash, internet, cable, and any other optional services. HOA: HOA dues are included in monthly rent. Tenant is responsible for following all HOA rules, neighborhood covenants, parking rules, trash rules, and community guidelines. Lawn Care: Tenant is responsible for routine lawn care, landscaping upkeep, irrigation use, and maintaining the exterior appearance of the property unless otherwise agreed in writing. Parking: Parking included. No separate parking fee. Pets: Pets considered on a case by case basis with owner approval. Approved pets require a $500 non refundable pet fee per pet and $50 per month pet rent per pet. Breed, size, age, and number of pets may be considered. No aggressive breeds. Tenant is responsible for any pet related damage. Assistance animals will be handled separately as required by law. Smoking: No smoking or vaping inside the home, garage, or any enclosed area of the property. Maintenance: Tenant is responsible for routine upkeep, cleanliness, replacing HVAC filters, replacing light bulbs, maintaining smoke detector batteries, preventing clogged drains caused by misuse, and promptly reporting maintenance issues. Tenant is responsible for damage caused by tenant, occupants, guests, pets, negligence, or misuse. Appliances: Included appliances are on lease to the tenant and must be maintained in good condition and used properly. Tenant must promptly report any appliance issues. Move In Condition: Property will be delivered clean and in good condition. Tenant must complete any move in inspection form and report any issues promptly after move in. Renter's Insurance: Tenant is required to maintain renter's insurance during the lease term and provide proof of coverage before move in. Subleasing: No subleasing, short term rentals, Airbnb, VRBO, room rentals, or assignment of the lease without prior written owner approval. Occupancy: Only approved occupants listed on the lease may reside at the property. Late Fees: Rent is due on the date stated in the lease. Late fees and default terms will be handled according to the signed lease agreement and applicable South Carolina law. Security Deposit Return: Security deposit may be applied toward unpaid rent, unpaid charges, cleaning, damage beyond normal wear and tear, missing items, pet damage, or other lease violations. Any deductions will be itemized in writing as required by South Carolina law. Application and Screening: All adult occupants must complete an application and pass background, credit, income, rental history, and identity screening.
