Utilities: water and utilities are billed as an additional $185/mo fee, based on historical average usage for one occupant with conservative use. The fee is subject to adjustment for additional occupants or significant increases in utility costs. Garbage and yard maintenance are included in rent. Internet is optional and available through Peoples, Verizon, Spectrum, and others. For context, our own unlimited Spectrum plan runs about $33/mo. Furnishing: available unfurnished, partially furnished, or fully furnished at no extra cost. Furnishings must be returned in good condition, normal wear and tear excepted. The antique pieces displayed above the kitchen and dining area (visible in photos) will be dusted and straightened and will remain in place. Property notes: the driveway gate must be opened, closed, and locked immediately on every entry and exit. Three large Great Pyrenees live on the property, so please do not apply if that is an issue for you. No smoking in the home or anywhere on the property. No parties on the property. Day guests in moderation. One overnight parking spot; guest day parking available. Pet considered with approval, signed agreement, pet deposit, and rent fee.

Charming 2 bedroom, 2 bath bungalow in a peaceful country setting in Garden Valley, between the Lindale and Van city limits.… Surrounded by trees and open land. Heat, air conditioning, and ceiling fans throughout. Tile counters, wood floors, and a relaxing deck.
The landlords live in the main house on the same property, a short distance away. A deck connects the two buildings. Tenant entry is along a dirt and stone walkway between the buildings, up a couple of steps, right turn, then one more step.
This is a working country property. Three Great Pyrenees property guardians live here (photo included so you can meet them), along with free-roaming chickens, a tame rooster, and an outdoor mouser cat. The driveway has a gate that is manually opened and closed on every entry and exit.
This is not a new build, and it is priced accordingly. What you get is comfort, character, and country quiet at a price that simply does not exist in this market. A sweet respite. We are looking for a peaceful, respectful neighbor, and we will be the same.
No smoking. Pet considered with written approval. The Bungalow is available unfurnished, partially furnished, or fully furnished at no extra cost, your choice, with furnishings returned in good condition, normal wear and tear excepted.
