All utilities included: heat, water, electric, high speed internet, garbage/recycle and snow removal on driveway. $600 security deposit (refundable) $700 damage deposit (refundable) 1/2 of the utilities for this property (I pay other half) is $175 per month, which means rent would be $1525 per month with utilities included. Please keep this in mind when comparing properties. There is a list of "House Rules" which is an addendum to the lease which covers trash policy (living in bear country, etc), noise, septic rules, smoking policy, etc. You will be asked to fill out an application which will require financial information including employment information, a credit report, and at least 2 references. I may also ask you about your vehicle including proof of insurance (because this effects MY insurance as all residents must be insured or added to my policy) and if you have 4WD and "good or better" tires due to my winter driveway conditions. Since we will be living under the same roof (although on different floors with separate entrances) I will screen every prospective tenant. A poor credit report, adverse credit history, lack of proof of steady or adequate employment, lack of adequate vehicle or insurance, or a poor reference may result in your application being denied. Zillow's tenant screening report qualifies as a comprehensive "reusable tenant screening report." It allows renters to pay a one-time fee and share their application, including credit and background checks, with multiple landlords for 30 days as per RCW 59.18.257. [This language required by WA law] Also please note WA law requires me to give the current tenants 24 hours notice for a walk-through. Keep in mind that you would want that courtesy if you were my tenant.
