Lease Terms & Property Policies Lease Term: Furnished rental available for 3 to 12 month stays. Extensions may be considered based on availability. Monthly Rent: $4,000 per month. Security Deposit: $4000 security deposit required in accordance with California law. Utilities: Owner pays utilities including trash, water, electric, and gas. Tenant pays for internet and phone. Occupancy: Maximum occupancy of 2 residents. All adult residents must be named on and sign the lease. Pets: No pets permitted. Smoking & Vaping: No smoking or vaping is permitted inside the cottage or anywhere on the property. Parking: Street parking only. Residents and guests must follow all posted and neighborhood parking requirements. Storage: Garage storage is available for up to 2 bikes. The garage is not available for other forms of storage. Guests: Occasional guests are welcome. The cottage may not be used to house additional occupants, and extended guest stays require prior owner approval and must comply with the lease and applicable law. Overnight guests are permitted for up to 7 consecutive nights and no more than 14 nights in any 30-day period. Longer or more frequent stays require prior written approval. Guests may not establish residency or use the cottage as their primary residence unless they have been approved and added to the lease. Residents are responsible for their guests and for ensuring that guests comply with the property's no-smoking, no-pets, parking, and quiet-hours policies. Quiet Residential Property: Residents and guests are expected to respect the peaceful residential character of the property and neighborhood. Excessive noise, parties, and disruptive gatherings are not permitted. No Subletting or Short-Term Rental: The cottage may not be subleased, assigned, listed on Airbnb or other rental platforms, or otherwise offered to third parties without the owner's prior written consent. Furnishings & Property Care: The cottage is provided fully furnished. Residents are expected to keep the property, furnishings, appliances, and outdoor areas in good condition and use them only for their intended purposes. Residents should promptly notify the owner of maintenance or repair needs. Alterations and repairs: Painting, mounting televisions, installing fixtures, adding/ changing locks, using screws, nails or fastening devices, or making other alterations or repairs to the cottage are not permitted without prior written approval. Tenant shall not deduct from rent the costs of any repairs, alternations or improvements. Maintenance: Owner will handle routine property maintenance and repairs. Residents are responsible for maintaining reasonable cleanliness and for damage caused by the resident or their guests beyond ordinary wear and tear, as permitted by the lease and applicable law. Private Residential Use: The cottage is intended for residential use only. Commercial activities involving customers, clients, employees, or regular business visitors are not permitted. Working remotely from the cottage is welcome. Move-In / Move-Out: The cottage and its furnishings will be documented at move-in. Residents are expected to return the property in substantially the same condition, excluding ordinary wear and tear. Our goal is to provide a quiet, beautifully maintained and comfortable Santa Barbara home for extended stays. Complete rental terms and applicable policies will be provided in the lease prior to signing.
