Lease terms

Lease Terms * Lease Duration: Minimum lease term of 2 years. The lease will automatically renew for one-year terms unless either party provides at least 60 days' written notice prior to expiration. * Rent Payment: Monthly rent is due on or before the 5th day of each month. A late fee of $25 per day will apply to overdue rent. * Security Deposit: A security deposit equal to one month's rent is required prior to move-in. * Utilities: Tenant is responsible for all utilities, including electric, gas, water, sewer, trash, cable, and internet. * Lawn Care & Snow Removal: Tenant is responsible for mowing the lawn, routine yard maintenance, and snow/ice removal. * HOA Fees: All HOA dues and assessments are paid by the landlord. * Smoking Policy: Smoking and vaping are not permitted anywhere inside the home, garage, or on the property. * Pet Policy: Up to 2 pets are permitted with prior landlord approval. A refundable pet deposit of $300 per pet and monthly pet rent of $100 per approved pet will apply. * Parking: Parking is available in the attached garage and driveway only. No street parking is permitted. * Subletting: Subleasing, short-term rentals, or assignment of the lease is not permitted without prior written consent from the landlord. * Guest Policy: Guests staying longer than 30 consecutive days require prior written approval from the landlord. * Finished Basement: The finished basement may be used as additional living space, a recreation room, home office, children's play area, or storage. Tenant is responsible for keeping the area clean and in good condition. * Property Care: Tenant agrees to maintain the property in a clean, safe, and sanitary condition and promptly report any maintenance or repair issues. * Landlord Access: The landlord may enter the property with reasonable advance notice for inspections, maintenance, repairs, or to show the property. Immediate access is permitted in the event of an emergency. * Renters Insurance: Tenant is required to maintain renters insurance throughout the lease term and provide proof of coverage prior to occupancy. * Background Screening: All adult occupants must successfully complete Zillow's background, credit, and eviction screening prior to lease approval. * Occupancy: Only individuals listed on the lease may occupy the property as their primary residence. * Lease Compliance: Failure to comply with any lease term may constitute a default under the lease and may result in applicable fees, legal action, or termination of the lease in accordance with Ohio law.
