Water, sewer, and trash collection are provided by Landlord for all Tenants (regardless of lease duration). If a weekly lease is executed, Landlord will provide electric service. Otherwise, Tenants are responsible for electric service if lease is one month or longer. Terms of Lease: 12-month lease (negotiable) $845 per month with $845 security deposit. This property is also available for short-term lease. Rates are as follows: $350/week for 7-day lease (with $1000 security deposit) $1200/month for 30-day lease (with $1200 security deposit) $1000/month for 6-month lease (with $1000 security deposit) Our website includes photos, floorplans, and other details to facilitate your decision-making process. We do not show a unit while it is occupied and not until make-ready is complete. IMPORTANT NOTE - Photos of furniture, wall paint, and flooring may vary. - Landlord is responsible for lawn care maintenance during mowing season. - No dogs are permitted. - Tenants are required to procure a renter's insurance policy before they take possession of the property for all lease durations. The policy must list "Burkhead Realty Holdings, LLC" as an additional insured party, and it must remain active throughout the entire tenancy period. In the event of fire, theft, or natural disaster the Landlord's property insurance only covers the structure and personal injury liability. The renter's insurance policy must contain at least $300,000 liability coverage for personal injury and property damage to structure, for losses caused by Tenant. The Landlord accepts no responsibility for claim deductible costs or losses no covered by Tenant's renter's insurance policy. There are no exceptions to this requirement. Per company policy, we must receive your complete application prior to scheduling any showings. This safety measure is intended to protect our staff. Thanks for your understanding. If your application is approved, we would sign a lease with you and stop all advertising. You would pay the security deposit when the lease is executed.
