The 12 month lease agreement includes no smoking on the property, no pets on the property, opportunity to renew the lease at 1 year or to go month-to-month.Tenants are required to have renter's insurance as the housing provider's insurance does not cover the tenant's belongings. Storage closets are included when available and the bicycle rack requires a really good lock to be safe. The lease allows a 3 work-day grace period for rent with a $35 late fee thereafter, with rent due on or before the first of the month. Lease provides for arbitration of disputes, payment specifics for returned checks with a $25 charge. Hot water is included with the rent but gas and electricity are in the tenant's name and. must be turned on within 3 days of taking possession. Neighbors are required to follow a set of House Rules, which are common sense for community living and which may be added to as need arrises. Repairs on request; installations done by approved installers only; no subletting; early termination possible; presence of lead or asbestos is unknown, but the building is vintage so any painting or opening repairs require immediate reporting and repair.The property has regular gardening and periodic pest control treatment with the least harmful remedies applied. All of east Long Beach is a Flood Zone and Flood Insurance is in place. LBC is under CA Rent Control with no additional city restrictions the 1st year of tenancy. Owner move in is allowed but not anticipated.The Fire Code is enforced with extinguishers at each level and BBQs required to be 10 feet from flammable surfaces. Smoke and CO detectors have sealed batteries, dated on the underside and need periodic testing to ensure they are operational at all times; both gas wall heaters and gas stoves are monitored by these, so testing is mandatory. Tenants may not store or leave personal belongings in the common areas, which have quiet hours from 10pm to 7 am.. Additionally loud talking, especially on cell phones in the common areas is prohibited. The City-wide noise restriction of 50 decibels (quiet conversation, running water in a shower, normal traffic are examples) is expected. Head phones are advised for loud music or TV inside the units. Tenants are required to keep both inside and outside areas clean and trash free. Trash is sorted In LBC: kitchen and organic waste bagged in clear plastic or paper in the Green Bin; recyclables in the blue/purpole bins, trash in the dumpster. Recyclables are clearly delineated online with some plastics, code 1,2,&5 currently recyclable. Clean cardboard boxes are to be flattened for recycling and materials put in the wrong bins will pollute the bin and require it to be disposed of as trash. LBC is still in the educational/citation phases of this program of sorting and disposing of three types of trash, but SB1383 eventually requires inspections and fines for non compliance. We have been asked to sort our trash ignorer to lower methane emission which are more destructive than even CO2 emissions. Cooperation is advised in the Lease Agreement. Finally, safety is the responsibility of each Tenant. The housing provider can provide locked gates, gate codes, but safety is an individual and community responsibility, neighbors helping neighbors. Doors should be locked at all times; locking gates never left open; appliances turned off before leaving a unit; extended absences notified to the provider with length of time and contact number. The housing provider may allow exceptions to any and all rules on a onetime only basis, upon request. With only one garage on the property, parking is otherwise street parking or parking in the beach lot by annual City permit. Mold and mildew are a concern this close to the beach and bathrooms must be aired out after every shower or bath with open window and door. Simple surface removal should follow an appearance of mold or mildew. At termination, a move out inspection is optional.
