The upper level has three guest bedrooms, each with Smart TVs, including one king room with a Jack & Jill bathroom and an office nook, and two queen rooms. Driveway parking is available. A welcome basket with snacks and Keurig K-Cups is included with your stay. Conveniently located just 16 minutes from Downtown Marietta and 25 minutes from The Battery Atlanta, this home is close to Marietta Square's shops, dining, and events, the Marietta Museum of History, the Gone With the Wind Museum, Kennesaw Mountain National Battlefield Park with its trails and Civil War history, Six Flags White Water, and The Battery Atlanta/Truist Park for Braves games and entertainment. This home is non-smoking and prohibits events. Pets are not permitted. Checkout is at 10 am unless approved in advance. If the cleaning team arrives and is unable to access the property due to a delayed checkout, a $50 cleaner trip fee will apply. Evidence of indoor/outdoor smoking or vaping will incur a $400 housekeeping expense. Parties are prohibited, and external CCTV and sound sensors will be activated for prolonged noise disturbances. An additional fee of $25 per extra person, per night, will apply for each additional guest beyond the property's bed count. The fireplace is decorative and non-functional. This property utilizes a septic tank; only toilet paper should be flushed. Trash must be bagged and placed in the garbage bin, which should be rolled to the end of the road Thursday nights for Friday morning pickup; failure to do so incurs a fee. Guests agree to indemnify, defend, and hold harmless the owner and management from all claims resulting from loss, damage, or injury. All payments are non-refundable after 24 hours from booking confirmation. Standard transaction and processing fees are non-refundable. Any mid-stay clean, deep clean, restocking, or extra inventory requests are charged separately on top of the standard cleaning fee. For bookings made via Airbnb or Booking, any additional charges above the standard cleaning fee will be collected after confirmation or once stay thresholds are reached. There is a 15-minute grace period after 10 am checkout; a $25 fee ensues every 15 minutes thereafter. Early check-in and late check-out are based on availability and incur an additional fee of $20 for every hour before or after standard time. If you need to check in before 10 am or check out after 4 pm, the additional night must be booked. The propane grill is available for use; ensure the knob is left in the off position and do not leave children unattended. Mail should not be sent to the rental. Lost items are not the liability of the host; shipping charges will apply for retrieval or shipping. Extended-stay cleaning costs apply for stays of 40-60 nights (mid-stay clean required) and over 60 nights (deep clean required). The upper level features an office nook in one of the king bedrooms. All utilities, internet, lawn care, and pest control are included with your stay. This home is fully move-in ready with no hidden fees. A 3D Matterport tour is available upon request. Booking discounts include 10% off stays of 7+ nights and 15% off stays of 30+ nights.
