Lease terms

Lease Duration Minimum of 12 months Rent Rent is due on the first of each month. Late payment fee: A late fee will apply if rent is not paid within 5 after the due date. Security Deposit The security deposit will be returned to the Tenant within 30 days of the lease termination, minus any deductions for damage, unpaid rent, or other charges as specified in this Agreement. Utilities and Services Garbage removal, Gas, Electricity, and Water to be paid for by tenant. Other Services Tenant is responsible for maintaining their own internet and cable subscriptions, if desired. Smoking Policy **No Smoking Smoking of any kind (including cigarettes, cigars, e-cigarettes, or marijuana) is strictly prohibited inside the townhome or in any enclosed common areas. Smoking is only permitted in designated outdoor areas, if applicable. Pets - **Pets are allowed** with prior written approval from the Landlord and an additional pet fee. Maintenance and Repairs Tenant Responsibilities: Tenant agrees to maintain the property in good condition and to notify the Landlord promptly of any needed repairs. Tenant is responsible for minor repairs, including replacing light bulbs, fuses, and air filters. Landlord Responsibilities: The Landlord will handle major repairs and maintenance, including plumbing, HVAC, and structural repairs, unless damage is caused by Tenant negligence or misuse. Alterations Tenant may not make any alterations, improvements, or repairs to the property without the prior written consent of the Landlord. This includes, but is not limited to, painting, installing fixtures, or making structural changes. Entry by Landlord The Landlord may enter the property with 24 hour notice for inspection, repairs, or to show the property to prospective tenants. In case of emergency, no notice is required. Subletting and Assignment The Tenant shall not sublet or assign the property or any part thereof to any other person without the prior written consent of the Landlord. Liability The Tenant agrees to indemnify and hold the Landlord harmless from any and all claims, damages, or liability arising from the Tenant's use of the property, including any injury to persons or damage to property caused by the Tenant, their guests, or invitees. Termination Upon termination of the lease, Tenant agrees to return all keys, garage openers, and any other property belonging to the Landlord. The property must be returned in clean, undamaged condition, except for normal wear and tear.
