Lease terms

**Rental Requirements** Monthly Rent: 2,275** **Move-In Costs First month's rent plus a 2,275 security deposit** are required prior to move-in. A rental application and application fee are required for each adult (18+) applicant. All applicants must complete a third-party application, background screening, and identity, income, employment, and rental history verification. Applications are evaluated using objective screening criteria applied consistently to all applicants in accordance with applicable law. Screening criteria include, but are not limited to: * Credit history * Verifiable gross household income (generally at least two and a half (2.5) times the monthly rent) * Employment verification * Rental history * Criminal history, as permitted by applicable law * Debt-to-income ratio * Accuracy and completeness of the application and supporting documentation Application fees are non-refundable except as required by law. **Pets** One small dog may be considered with prior written approval. A 500 non-refundable pet fee** and $20 a month pet rent, applies to approved pets. No aggressive breeds or dogs prohibited by the landlord's insurance carrier are permitted. Assistance animals are reviewed separately in accordance with applicable fair housing laws and are not considered pets. **Tenant Responsibilities** Tenant is responsible for: * Lawn maintenance * Water * Electricity * Internet * Television * Cable (if desired) *Trash Tenant must maintain all required utility services in their name throughout the lease term.
