Lease terms

Tenant Responsibilities: Tenants must change HVAC filters, replace light bulbs, and maintain cleanliness. Tenant shall be responsible for minor repairs costing less than $100. Landlord Access for Repairs: Tenants must provide access for repairs/inspections with 24 hours' notice (except in emergencies). No Subletting Without Approval: Require written approval before subletting. Long-Term Guest Limits: A guest whom stay longer than 14 days in a 6-month period, must be to added into lease. Airbnb & Short-Term Rentals Prohibited: Short-term rentals are not allowed. Liability Waiver & Indemnification Clause: Tenant agrees to hold Landlord harmless from any liability, claims, damages, or injuries that occur on the premises, except in cases where Landlord is found to be grossly negligent in maintaining the property. Tenant assumes all risks associated with using the property, including but not limited to injuries caused by slipping, falling, or other accidents TERMINATION: Tenant must provide at least 60 days' written notice before vacating. If Tenant breaks the lease, Tenant remains responsible for rent until a new tenant is secured or until the lease term expires. Daily lawn maintiance will be take care by Tenant, including watering, mow the lawn, weed control, replace dead grass.
