Lease terms
TURNOVER FEES: A one time turnover fee is required for customary cleaning and restocking. If at the time of your departure extra cleaning is required, you may be billed for the extra cleaning services. UTILITIES: Basic TV streaming, internet, trash are included in this rental amount. Any additional purchased streaming shows will be charged to renter. INTERNET SERVICE: Internet service is provided. Renter assumes all responsibility for self and their guests in the legal use of internet service. All occupants will refrain from all illegal conduct including but not limited to infringing on copyrighted materials such as music, movies, videos or published works which is against the law. Guest understands that they may be liable for any such abuse which occurs during the time of their occupancy. HOUSEKEEPING: There is no daily housekeeping service. We do not permit towels or linens to be taken from the units. Beach towels must be used for outside during your stay. PETS: Unless specifically noted NO PETS are allowed in the property. Reports of unauthorized pets may result in the termination of this agreement with no refund. Renters or guests with an approved and signed Pet Addendum will be charged a pet fee of $350. PARKING: Parking is limited to the driveway only. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. GARBAGE: there is no on site trash collection, so you will have to remove all trash and bring to Long Shoals Convenience Center at 247 Long Shoals Dr, Eatonton. The center is CLOSED on Tuesday and doesn't open until 1pm on Sunday, so please plan accordingly. There will be a $200 fee charged to your account if all trash is not removed. FIREPLACE: The fireplace is not a functional fireplace, only for decoration SEPTIC: The property is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than the Septic-safe toilet paper provided. DO NOT FLUSH oil, grease, chemical drain openers, sanitary products, or non-septic safe toilet paper. To assist with this, we will provide septic-safe toilet paper for your stay. If it is found that feminine products or other non-toilet paper items have been flushed and clog the septic system, you could be charged damages. SMOKING: No smoking anything anywhere indoors, on the back deck, the back patio or the front porch. Smoking is only allowed on the dock or by the backyard fire pit. Please be courteous and remove cigarette ash and butts. Do not extinguish cigarettes or cigars on any deck area. Interior air quality detectors are used to detect smoking. Any interior smoking will result in additional cleaning costs including but not limited to use of "smoke away" bombs, carpet, curtain and upholstery cleaning. cleaning. Eviction without refund and forfeit of the security deposit is the penalty for renters that do not abide by these rules. RENTER RESPONSIBILITIES: Renters assume all responsibility for behavior of self and their guests and agree to abide by all rules and regulations of the development. Loud rowdy parties are strictly prohibited. Renters and guests should not create excessive noise at a level that disturbs neighbors. Code-enforced neighborhood quiet hours are from 10:00pm - 8:00am. The total number of persons allowed in the property at any time is restricted to 12. This limit includes all persons of any age occupying the property, regardless of available bedding. Eviction without refund is the penalty for guests that do not abide by the rules, regulations or restrictions. Should guests' behavior necessitate eviction (including a complaint of noise or any other violation set forth by the County of Putnam in the City of Eatonton, or any applicable condominium or homeowner's association rules and regulations) all prepaid rents and deposits shall be considered earned. No occupants under the age of 25 are allowed unless accompanied by parent or legal guardian. OWNERS BOATS, KAYAKS AND BOAT LIFTS: These items are off limits. Renters may bring their own boats or jet skis, or rent them from Marinas around the area and tie them up appropriately to the owner's dock using the cleats attached. This agreement will be terminated immediately with no refund if it is reported that guests have violated the clause. OWNERS CLOSET: The owners' closet in the master bath and the front garage and basement garage are off limits. LAKE DISCLAIMER: The property you have rented is located on Lake Oconee. Renter and guests agree to assume sole responsibility for the safe and proper usage thereof, by all occupants and visitors. Guests shall use this amenity in a careful and proper manner. Damage to these items will be the responsibility of the guest. Proper swimming attire is required at all times. No lifeguard is on duty, so swim at your own risk. HOMEOWNERS ASSOCIATION: Best Property Partners LLC and Dkh Group LLC cannot warranty amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic and beach facilities. MINIMUM STAY: Minimum stays of 31 days are required per Putnam County Short Term Rental Ordinance. STORM POLICY AND CONDITIONS: No refunds will be given for storms or inclement weather. RIGHT OF ENTRY: Best Property Partners LLC and Dkh Group LLC or an authorized employee or repairman may enter the premises during normal business hours for any purpose pertaining to repair, improvement, inspections, showings or any other reason. DEFAULTS: If a renter defaults in the performance of any obligations contained herein and a suit of law is brought against guest or persons accompanying guest, Owner and his agent, Best Property Partners LLC and Dkh Group LLC shall be entitled to recover all costs and expenses, including court costs and reasonable attorney's fees. MAINTENANCE: Our maintenance and housekeeping staff are here to make sure the home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly as possible. However, due to our remote location and availability of repair service no guarantees of repairs will be made and no refunds will be given for malfunctioning equipment or loss of public utility. In addition, no refunds will be given for acts of God, government, weather or road closings. There will be no refund due to a loss of amenity if it is not reported during your stay. INDEMNIFICATION: This house is privately owned. Owner and his agents shall not be liable for any accidents, damage, illness or injury to the Tenant, or any other person or to any property, occurring on the premises or any part thereof, or in common areas thereof, unless such damage or injury is the proximate result of the negligence of the Owner, his agents or employees. Tenant agrees to hold Owner and his agents harmless from any claims from damages, no matter how caused. Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. MONITORING: Outdoor cameras (viewing the front driveway and deck area) Penalty for violating any of these rules includes forfeit of the security deposit and immediate eviction.
