Terms at 218 Loma Park Dr

1. Lease Duration. The Landlord prefers that the Tenant enter into a lease agreement for a term of one (1) year. 2. Pets. No pets of any kind shall be permitted on the Premises. An exception shall be made only for certified support animals, as required by applicable federal, state, or local law. The Tenant must provide appropriate documentation prior to occupancy. 3. Smoking. Smoking of any substance is strictly prohibited in or on the Premises, including all indoor areas, outdoor areas, and common spaces. The Tenant shall ensure that all occupants, guests, and invitees comply with this provision. 4. Payment of Rent and Security Deposit. All rent due upon commencement of the lease term, together with the required security deposit, shall be paid in full by the Tenant at the time of executing this Lease Agreement. No keys or access to the Premises shall be provided until such payments have been received. 5. Maintenance Responsibilities. The Tenant shall be responsible for performing routine and regular maintenance of the Premises, including but not limited to basic upkeep, cleanliness, and minor repairs that do not require professional services. The Tenant shall promptly notify the Landlord of any condition requiring repair that is beyond the scope of routine maintenance.
