Lease terms

1. RENT Tenant agrees to pay rent of $___2,200____ per month, due on the __15th__ day of each month. Rent shall be paid by: Check, or direct deposit A late fee of $_20__ will be charged if rent is not received by the __1st__ day of the month, following the due date. 2. SECURITY DEPOSIT Tenant shall pay a security deposit of $_2,200_prior to move-in. The deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning costs, or other lease violations. Tenant is responsible for any damage caused by pets. 3. MAINTENANCE Tenant agrees to keep the property clean and in good condition and promptly notify Landlord of any maintenance issues. Tenant shall not make alterations or improvements without written permission from the Landlord. 4. PROPERTY RULES No illegal activity on the premises. No excessive noise or disturbances. Property and yard shall be maintained in a clean condition. Smoking is: allowed outside the home Pets are allowed with prior approval and deposit arrangements made. 5. ENTRY Landlord may enter the property for inspections, repairs, or emergencies as permitted by Idaho law. 6. TERMINATION For month-to-month tenancies, either party may terminate this agreement by providing written notice as required by Idaho law. Or for any Term of lease, written consent from the landlord may be given for termination due to unforeseen circumstances or hardships if requested in writing by the tenant.
