Lease terms

1. Lease term preferred: 8 months. A longer 9 10 month term may be considered depending on scheduling flexibility for future maintenance or improvement work. 2. Tenant responsible for all utilities. 3. No smoking permitted inside the property. 4. No unauthorized subleasing or additional occupants without prior written approval. 5. Any long-term guests or occupancy changes must be disclosed to landlord. 6. No home-based business activity involving clients, chemicals, equipment, increased foot traffic, or modifications to the property without prior written consent. 7. Pets subject to landlord approval. Additional pet deposit may apply. 8. Landscaping service to remain coordinated through landlord-designated vendor. 9. Property may be shown to prospective tenants or purchasers during the final 60 days of lease term with reasonable notice. 10. Tenant agrees to maintain the property in clean and sanitary condition and use appliances/plumbing responsibly. 11. Move-out cleaning, including professional carpet cleaning if applicable, required prior to vacating. 12. Minimum income, credit, and background screening requirements apply.
