House has a basement apartment with a separate entrance that the owner will use with family (husband, wife, 2 young boys) periodically throughout the year. The basement apartment is locked off from the upper house. Renter will have the main and upper floor of the house, and the garage completely to themselves. Lease must be 1 year, +2 years with guaranteed rate lock. Cleaning and small maintenance (unclogging toilet) is tenant's responsibility. Large maintenance issues will be handled by the owner as soon as possible. Emergency maintenance may require some assistence from the tenant (turning off water value, etc) * utilities included within reason. If the usage is within an allowable range of the median, no issue. 10% . If the usage is out of the allowable range, additional fees may be applied depending on the circumstances. i.e. High water bill due to running toilet with a bad gasket the tenant informed the owner about, no fee. High water bill due to leaving the water running from a hose for a week... difference fee.
