Lease Terms Lease Terms & Tenant Responsibilities Tenant is responsible for all utilities associated with the property, including but not limited to electricity, natural gas, water, sewer, trash/recycling services, internet, cable, and any other applicable utility services. All utilities must be transferred into the tenant's name prior to the lease commencement date. The property will be leased unfurnished (unless otherwise agreed upon in writing). Tenant is responsible for maintaining the property in a clean and sanitary condition, including replacing HVAC filters regularly, maintaining the yard and landscaping, and promptly reporting any maintenance concerns to the landlord.
