Lease terms

Renter is responsible for all utilities. One year lease agreement. No smoking or illegal drug use in the home. Renter liability insurance required up to $100,000. Small dogs allow with an additional pet fee of $50 monthly. Applicants may not be considered if they have a record of eviction or conviction or the sale or manufacture of controlled substances. Income, Credit, & Rental History requirements: 1. Deposit amount is equal to one and a half times rent ($3,300). 2. Combined income of household must be at least 2.5 times rent. Must submit 2 months of recent paystubs, bank statements, and tax return if self employed. 3. Income must be legal provable and paid directly to applicant. 4. Credit scores must be 640 and above. No recent (in the past 3 years) late payments, bounced checks, collections nor public records. 5. Conditional acceptance will require detailed explanation. 6. All persons 18 years and older will be required to submit an application and will be subject to credit and reference screening. 7. All persons 18 years and older will be required to be included on the lease agreement. 8. Full deposit required within 24 hours of acceptance, paid by cashiers check or money order only.
