Lease terms

Tenant agrees to pay $2,940 per month, due on the 1st of each month. Payment shall be made via online payment, Zelle, or bank transfer. Tenant will pay a security deposit of $2,940 prior to move-in. The deposit will be returned within 30 days after move-out, minus any deductions for damages or unpaid rent. Late Fees Rent not paid within 7 days of the due date will incur a late fee of $150, plus $10 per day thereafter until paid. Utilities Tenant is responsible for all utilities, including electricity, gas, water, trash, sewer, and internet. Landlord will cover: none. Occupancy Only the following individuals may reside in the Premises: No additional occupants without written approval. Maintenance & Repairs Tenant agrees to keep the Premises clean and in good condition and notify Landlord of any issues. Tenant is responsible for damages caused by negligence. Pets Pets allowed with approval and an additional $300 non-refundable pet fee and $25/month per pet. Alterations Tenant may not make any changes to the Premises without written consent from Landlord. Prohibited Use No illegal activity or disruptive behavior is permitted on the Premises. Subleasing Subleasing is not allowed without written consent from Landlord. Parking Parking is included. Early Termination If Tenant terminates the lease early, Tenant agrees to pay an early termination fee of one month's rent ($2,940) and forfeit the security deposit. Move-Out Conditions Tenant agrees to return the Premises in clean condition, free of damage beyond normal wear and tear. cleaning fee may be deducted if needed.
