Application & Qualification Criteria Rental History: Applicants must have a positive rental history with no history of evictions. Credit Score: A minimum credit score of 680 is required and no late payment history. Income Requirement: Verifiable gross monthly income must be at least 2.5 times the monthly rent. Proof of Income: Recent pay stubs or bank statements may be requested for verification. Lease Agreement & Financials Lease Term: 12-month lease commitment. Move-in Funds: Due at lease signing: First month's rent, a $3,000 refundable security deposit, and a $300 non-refundable administrative/cleaning fee (Total: $6,300). Use of Property: The premises must be used exclusively as a private residential dwelling. Operating a business or conducting commercial activity on the property is strictly prohibited. Policies & Tenant Responsibilities Smoking/Drug Policy: This is a non-smoking, drug-free community. Smoking, vaping, or the use of illegal substances of any type is strictly prohibited on the property. Renter's Insurance: Tenants are required to maintain a renter's insurance policy throughout the lease term. Proof of insurance covering personal property and tenant liability (including damage due to negligence) must be provided prior to move-in. Subletting: Subletting or short-term rentals (e.g., Airbnb, VRBO) are strictly prohibited. Maintenance: Tenants are responsible for keeping the premises in a clean, sanitary, and well-maintained condition. Tenants are responsible for the cost of repairs for any damage caused by negligence or misuse.
