Lease terms

The Tenant agrees to pay for all utilities and services used on the Property during the lease term, except for Necessary repairs and maintenance, lawn and snow removal, which will be paid by the Landlord. Rent is due on the 1st day of each month. If rent is not fully paid by 11:59 PM on the 5th day of the month, the Tenant will pay a late fee of $50. Smoking of tobacco and marijuana, is strictly prohibited inside the house. This policy applies to the Tenant, occupants, and all guests. The Landlord has the right to enter the apartment for repairs, maintenance, or showing the property to future renters. Except in emergencies, the Landlord must give the Tenant at least 24 hours advance notice before entering, and entry must be during reasonable daytime hours. The Landlord is responsible for routine pest control and sealing building entry points. However, if a rodent or pest infestation is caused by the Tenant's poor housekeeping, improper food storage, or failure to dispose of trash correctly, the Tenant will be held fully responsible for the cost of professional extermination and any related property repairs.
