Lease Length: 12-month lease minimum. Renters Insurance required Income Requirements: 700+ credit score and 3x monthly rent in verifiable gross income required. Utilities: Tenant pays all electricity (PG&E), water, trash, and internet. No subletting or Airbnb. No smoking of any kind, including vaping or cannabis, on the property or within 25 ft of buildings Owner's Suite: A locked owner's suite downstairs is excluded from lease and square footage. Owners reserve right to occupy suite up to 40 days per year with 48hr written notice. Actual use anticipated to be less. Suite remains locked at all other times. Pets: Dogs and cats considered with approval. $100/mo per dog, $75/mo per cat. 2 pet max. Renter's insurance with pet liability required. Subletting/Airbnb: No subletting, assignment, or short-term rentals (Airbnb/VRBO) permitted without prior written consent. Fees: $45 application fee per adult. $100 late fee if rent received after the 5th. Professional cleaning required at move-out. Insurance: Renter's insurance with $100k liability coverage is required before move-in. Parking: One-car gated garage included and in two car driveway. Street parking available.
