Lease Terms Property: 215 Wilson Street, Calhoun, GA 30701 Lease Type: Fully furnished extended-stay rental with a 30-day minimum lease term. Monthly Rent: $2,500 per month. Utilities: Electricity, water, trash, and monitored security are included up to $300 per month. Any verified utility charges exceeding this amount are the tenant's responsibility. Cleaning Fee: A one-time $300 move-out cleaning fee applies. Additional charges may apply for excessive cleaning, smoke remediation, trash removal, or property damage. Occupancy: Maximum occupancy is 4 adults and 2 children. Overnight guests require prior written approval from the landlord. Smoking Policy: Smoking and vaping are strictly prohibited inside the home. Outdoor smoking only. Evidence of indoor smoking may result in a $500 fee, plus any additional remediation costs. Pets: No pets permitted unless approved in writing by the landlord before move-in. Furnished Property: The home is rented fully furnished. A move-in and move-out inventory and condition report may be completed. Tenants are responsible for any damage beyond normal wear and tear. Maintenance: Tenants must promptly report maintenance issues. The landlord is responsible for major building systems. Damage caused by tenant negligence or misuse will be the tenant's responsibility. House Rules: No parties, illegal activities, subleasing, unauthorized commercial use, or disturbances to neighbors are permitted. Tenants must comply with all house rules and applicable local laws. Corporate & Insurance Housing: The property welcomes corporate housing, relocation clients, insurance housing placements, traveling healthcare professionals, contractors, and other extended-stay guests. Direct billing arrangements may be available upon approval. Lease Extensions: Extensions are subject to availability and written approval. Security Deposit & Screening: A security deposit, background screening, and lease agreement are required before occupancy. Governing Law: This lease is governed by the laws of the State of Georgia.
