To ensure a great fit for our community, we are looking for tenants who meet the following criteria: Income: Verifiable gross monthly income of at least 3x the monthly rent. Credit: Minimum credit score of 700+. Lease Duration: 12-Month Fixed-Term Lease (with potential option to renew upon mutual agreement after 1 year). Monthly Rent: $4,050/month. Security Deposit: $4,050 (Due in full at lease signing via certified funds). Availability: Move-in ready for July 2026. Utilities & Services: Tenant Responsible For: Electricity/Gas (PG&E), Water, Garbage, and Internet/Cable services. Tenant must provide proof of utility account transfers (PG&E, City Water/Garbage) into their name prior to receiving the keys on move-in day. Pet Policy: Small pets considered on a case-by-case basis (under 25 lbs, non-aggressive breeds) with an additional $50/month pet rent. No exotic animals or large aquariums. Service/Assistance animals welcome with appropriate legal documentation. Smoking Policy: Strict no-smoking, no-vaping policy anywhere inside the premises or garage. Property Maintenance: Tenants are required to maintain the interior of the home in a clean, safe, and sanitary condition. Changing of locks or structural alterations without explicit written landlord approval is strictly prohibited. Renter's Insurance: Tenants are required to obtain and maintain a standard renter's insurance policy for the duration of the lease. Tenant must obtain written landlord permission before drilling, mounting, or installing any external security cameras, smart doorbells, or satellite dishes. No modifications to exterior stucco or rooflines are permitted. No part of the premises shall be sublet or listed on short-term rental platforms (e.g., Airbnb). Guests staying longer than 14 consecutive days or 21 total days in any 12-month period require explicit written landlord approval and a formal background screening. The property is delivered to Tenant in a professionally cleaned and sanitized condition. Upon terminating the tenancy, Tenant agrees to return the premises to the exact same level of cleanliness as delivered at move-in. If the premises are not returned to this baseline level of cleanliness (excluding ordinary wear and tear), Landlord will hire a professional cleaning service to restore the property, and the actual cost of the service will be deducted from the security deposit, supported by itemized receipts.
