Terms at 215 S Montclair Ave
First month's rent and deposit is due at signing, and last month's rent may be spread out at a discount over three months per our current special offer. Monthly rent will be paid via Zelle. Renter will pay for all utilities other than Spectrum Wifi, which will be kept in the Landlord's name and added to the monthly rent payment (500 mb for $30/month, negotiable depending on desired speed). Other utilities will be changed over into Renter's name within 3 business days of their move-in date, . Each of your pets will require an additional $400 refundable deposit, and must be currently vaccinated and taking prescription flea pills. Renter is responsible for yard maintenance, and if you prefer to hire out, we currently use a trusted neighborhood vendor for $40 per visit which includes both front and back lawns. The yard will be watered with an automated irrigation system. Landlord will pay full subscription for two security Ring cameras shared online with Tenant (view of driveway and back alley gate area), and Renters may optionally add on the 4 additional installed cameras for free, or pay for private service for any of the other cameras without sharing with Landlord. Smoking is in designated areas only; vaping is OK anywhere outside on the premises. Maximum occupancy is six people (counting children) and two dogs.
