Lease terms

All rent payments, maintenance requests, communications, notices, inspections, and lease-related matters will be managed through the RentRedi platform. Applicants should be prepared to utilize RentRedi throughout the tenancy for rent collection, maintenance coordination, document sharing, and property communications. Lease Requirements: Minimum 12-month lease No pets No smoking or vaping anywhere on the property Tenant responsible for all utilities Tenant responsible for lawn care, landscaping, and general property upkeep Tenant responsible for replacing HVAC/furnace filters as required and providing proof of replacement upon request Quarterly property inspections/check-ins will be conducted with proper notice Renter's insurance required HOA Requirements: Tenant must comply with all HOA rules, regulations, and community standards Any HOA fines, fees, penalties, or costs resulting from tenant, occupant, or guest violations are the sole responsibility of the tenant Repeated HOA violations may be considered a breach of the lease agreement Applicant Requirements: Minimum 700 credit score Gross household income of at least 3x monthly rent Positive rental history required No prior evictions Background and credit screening required Seeking responsible tenants who will maintain the home, follow HOA requirements, and treat the property with care. *Open to questions*
