Lease terms

Requirements/Disclosures: Rental Availability: The rental is available starting September 5, 2026. Applicant Screening: Applicants will undergo a background and credit check. Only applicants with an acceptable credit history will be considered. Applicants must have full-time employment and provide employment references for verification. Non-working applicants must submit statements of income and justify income sustainability. Section 8 housing assistance is not accepted for this property. Application Process: Applicants must complete a rental application form and pay a non-refundable application fee upon submission. Upon acceptance, a lease rental contract will be executed. Upon contract execution, a $1,000.00 security deposit and the first month's rent payment of $1300.00 will be due. Terms of Lease: Tenants will sign a 9-month lease rental contract agreement effective on the move-in date. After the initial 9 months, tenants can sign a new 12-month agreement or with a 30-day intent to vacate. Tenant Responsibilities: Rental payments of $1300.00 will be due on the first of each month via direct deposit. Tenants are responsible for paying and maintaining all utilities. All other utilities must be paid by the tenant. Required utilities include gas, electric, water, and sewer. Miscellaneous services such as cable, phone, and internet are also the tenant's responsibility. Satellite TV service is not available. Tenants must maintain the yard and lawn weekly. Pets Policy: Pets are not permitted. Current Occupants: Current occupants are not to be disturbed.
