Lease terms

The lease duration is 6 months or 1 year with rent due the first of each month and a one time security deposit due before the move in date. A fee will apply to payments made after the grace period. Acceptable payment methods include zelle, venmo, check, or cash. The tenant is responsible for all utilities and must keep the utilities active throughout the duration of the lease. Up to three pets are allowed unless otherwise agreed upon. The property may be used only for residential purposes. Smoking and other nicotine odors, as well as any illegal activity, is not prohibited. The tenant must abide by HOA rules and regulations. Tenant is responsible for minor upkeep such as changing light bulbs, replacing batteries, and reporting leaks or damage promptly. Tenant may be charged for damage caused by misuse, neglect, or failure to report problems in time. The tenant may not assign the lease or sublet the property without landlord approval. Landlord may enter the property with proper notice, except in emergencies. Reasons for entry may include repairs, inspections, showing the property, or addressing an urgent issue.
