Lease terms

Rental/leasing policies and tenant selection criteria the following policies are established to ensure that all prospective applicants are treated equally. Broker and/or broker representative and the property owner/landlord are separate entities. Applicant pays fees directly to My Smart Move online for background processing. The processing fee is non-refundable. 3. Valid photo ID (driver's license or other government issued ID). 4. Income documentation (verifiable): Last (3) month's of paystubs from your employer with contact information. Self-employed the prior (2) years of tax returns, and previous (3) month's bank statements. Other income: retirement, child support, etc., must have reliable documentation. Applicants must have verifiable, consistent, combined monthly gross income of 3x the monthly rent. The Property Owner/Landlord reserves the right to require a Co-Signer or Guarantor or additional security deposit. Unverifiable income will NOT be considered. 5. Residency history must be verified for the prior (2) years without interruptions Prior rental history consideration including but not limited to, payment history, disturbances, notice to vacate, stewardship of property, other 6. Pets (owners' discretion): No High-Risk Breed Dogs to be kept on the property. High-Risk Breed types include Pit Bulls, Rottweiler's, German Shepherds, ETC. If you have an aggressive breed dog, call us before submitting your application. $500/pet, non-refundable 7. Other qualifying requirements - Based on income, credit and background check, and prior rental/owner history No evictions within the last 10 years. Satisfactory and verifiable rental history. No occupant with felony criminal convictions in the last 10 years. No occupant with convictions within the last 10 years for crimes relating to violence, property theft, sexual offenses, crimes against minors or any type of crime that would threaten the peaceful living enjoyment of residential premises. No convictions for the possession, distribution, or manufacturing of drugs in the last 10 years. If you have outstanding items on your credit or background, such as criminal records, evictions, lawsuits, foreclosures, bankruptcies, etc.; please provide a short letter describing the circumstances and why you would be a good tenant for our property. Residential Lease: Approval 1. If your application is approved: Security deposit and pet deposit must be deposited within 48 hours to hold the property. Lease must be signed and submitted within 48 hours to hold the property. 2. Keys provided: First month's rent must be paid (separate from deposit). Proof of renter's insurance must be provided. Keys will not be given prior to the commencement date of the lease, please make arrangements to pick up the keys with the leasing agent. 3. The Residential Lease Inventory and Condition Form (TAR 2006) should be delivered by the Resident to the Property Owner/Landlord within four (4) days after move-in. 4. The Property Owner/Landlord will report all non-compliances with the terms of your rental agreement or failure to pay rent or any amounts owed to the credit bureau. Occupancy will be limited to no more than an average of (1.5) persons per bedroom in a dwelling. Applicant may not permit any part of the Property to be used for: (1) any activity which is a nuisance, offensive, noisy or dangerous; (2) the repair of any vehicle; (3) any business of any type, including but not limited to child care; (4) any activity which violates any zoning ordinance, owners' association rule, or restrictive covenant; (5) any illegal or unlawful activity; or (6) activity that obstructs, interferes with or infringes on the rights of other persons near the Property. Note: if your application is accepted, you must pay your security deposit and pet deposit by certified funds within 48 hours of acceptance of your application. Failure to return this within 48 hours may result in us immediately moving on to the next application and withdrawing your application. The property will remain listed, continue to show, and be available to the next applicant until all applicants sign the lease and pay their deposit via certified funds. For immediate move in, first month's rent must be paid at lease signing via certified funds. ACKNOWLEDGEMENT AND REPRESENTATION Signing this document indicates that Applicant has had the opportunity to review the entire Property Owner/Landlord's Rental/Leasing Policies and Applicant Selection Criteria, Application Process Checklist, the Residential Lease Application (TAR 2003) and all addendums (if applicable) and understand all the terms. Signing this document also indicates that the Applicant represents that the statements provided in the Residential Lease Application (TAR 2003) are true and complete.
