Lease Terms for Your Property 1. Lease Length Minimum term: 6 months Maximum term: 12 months Option to renew with updated rent terms upon lease end 2. Rent Monthly rent: $2,850 Due on: 1st of each month Grace period: 5 days Late fee: 5% of monthly rent (Defined in lease) 3. Move-In Costs Security deposit: $2,850 (equal to one month's rent) First month's rent due at lease signing or before move-in No pet fees or deposits, as pets are not allowed Application fee : $75 per adult for background/credit check 4. Furnishings Included Master bedroom: Queen-size bed Office: Desk and chair Living room: TV, TV stand, dining table with chairs 5. Security & Insurance Security camera system included and active Renter's insurance required with $100,000 liability minimum Proof must be submitted before move-in 6. Pet Policy No pets allowed Violation may result in lease termination or fees 7. Maintenance & Utilities Tenant responsible for: Utilities: Water, electricity, internet/cable, trash Lawn care and basic upkeep (unless otherwise agreed) Landlord responsible for: Property structure and systems (HVAC, roof, appliances unless damaged by tenant) 8. Other Rules No smoking inside the home Subleasing is not allowed without landlord approval Home must be returned in clean, undamaged condition (normal wear and tear excepted) 9. Utilities: Tenant is responsible for establishing and paying for all utilities associated with the property, including but not limited to: Electricity Water/Sewer Trash removal Gas (if applicable) Internet and cable services Utilities must remain active and in the tenant's name for the duration of the lease. Failure to maintain utilities may be considered a lease violation.
