Lease terms

Early signing incentive: Receive an additional $100/month rent discount if the lease is fully signed by September 1, 2026. This discount may be combined with the long-term lease discount for qualifying leases of 18 months or longer Minimum 9-month lease required. Looking to stay longer? Tenants who sign a lease of 18 months or more receive a $100/month rent discount for the duration of the lease Tenant is responsible for electricity, gas, water/sewer, internet/cable, and routine lawn and landscape maintenance. Owner is responsible for HOA dues, property taxes, homeowners insurance, and repairs to major systems and appliances unless damage is caused by the tenant. No smoking or vaping inside the home. Pets may be considered with prior owner approval and applicable pet fees/deposit. Parking is limited to the garage, driveway, and other areas permitted by HOA/community rules. Rent is due on the 1st of each month. Security deposit and first month's rent are due before move-in. Renters insurance is required throughout the lease term. Tenants should promptly report maintenance issues and may not hire contractors, schedule repairs, alter the property, paint, install fixtures, or make other modifications without prior written owner approval. Tenant is responsible for routine upkeep including lawn mowing, edging, weed control, replacing standard HVAC filters as required, replacing light bulbs, and keeping the home and exterior areas reasonably clean. HOA rules and community restrictions must be followed at all times.
