THIS IS OUR PRIVATE GUEST HOUSE - 1 Br, 1 Ba in 1,150 sq ft - with a comfortable great room, complete kitchen with gas stove, large bedroom with two walk-in closets, big bathroom with tub-shower, and a laundry room with washer and dryer. It can come fully furnished (including linens, dishes, kitchen appliances, etc.), but you may choose to use your own. The guesthouse is under our roof but is separated by a carport with a workshop and tool room. Behind it is a 1/4 acre+ fenced, grassed lot inside our property walls for guests to enjoy. Everything, including ample parking for you and your guests, is enclosed within our own high security fence and gated entry. EASY ACCESS: Located in the heart of Baton Rouge next to the Baton Rouge Country Club on Fairway Drive, this handsome guest house offers safety, privacy and easy access to restaurants, shopping, groceries, hospitals and medical help, and all major thoroughfares. The guesthouse and our home are on high ground and have never flooded. This entire property has been completely remodeled and is designed to be easy-to-live-in, handicap-accessible, and secure. WE AND OUR GUEST HOUSE ARE LOOKING FOR COMPANIONABLE TENANTS. We are an LSU professor and his journalist wife, both retired. We are comfortable with dogs and have a large English mastiff so good-natured dogs are welcome but smoking and cats are not. Our interests are widely varied, and we welcome those who like gardening, cooking, building things, intellectual and artistic pursuits, and enjoying life. Our ideal goal is to find folks who are like us and want to be private and have the security of being near to others who can offer support and help, if needed. WE WANT AND NEED YOUR HELP AROUND THE HOUSE AND YARD SO WE ARE HAPPY TO PAY YOU IN REDUCED RENT AND/OR CASH. Example: For rolling out to the street (and returning) our shared trash bins twice a week, we paid our last tenant $100 per month. We paid each time for mowing with our riding lawn mower and for touch-up painting and such. We are open to all sorts of arrangements. OUR RENTAL AGREEMENT INCLUDES EVERYTHING - $2,000 per month, all inclusive - UTILITIES (electricity, gas, water, sewer, trash and garbage removal, pest control, etc.), INTERNET ACCESS, and SECURITY (gated access, lighting and property cameras) and is MONTH-TO-MONTH AT $2,000 (UNCHANGING DESPITE RISING UTILITY COSTS) with the goal being a flexible, long-term rental. To protect us, first and last month's rent and a refundable $600 security deposit are due prior to signing the rental agreement. SAFETY: PROTECTING YOUR VEHICLE , YOUR PROPERTY & YOU: Both the guesthouse and its parking are within the 8-foot walls and locked driveway gates that surround our well-lighted property. Only our guesthouse residents have access inside the gates (via a furnished clicker to be used from your vehicle): Drive up, click to open and close the gates, then park beside the apartment's kitchen door: You will be safe and protected no fearful walking alone from your car to your home. Our inside-the-gate parking also safeguards your guests and their vehicles. YOU PERSONALLY ARE PROTECTED - BOTH PARTIES ARE GUARANTEED THE FREEDOM TO ADDRESS LIFESTYLE CHANGES, ETC. WITH ONE MONTH'S NOTICE: Two years ago an LSU opera student was offered an internship in Spain: He was free to go because he was not trapped in a long-term lease. When a gay couple had "issues" and discovered that they simply did not suit, they were free to go and handle their problems. Another LSU gal was accepted at Emory law school. We have never exercised this option because we've been delighted with everyone who has lived here. Our latest tenant and her dog have been with us for almost two years, but now her job has changed so she has to move on.
