Lease Amendments, Monthly or Long Term: Utilities - Utilities (electricity, water, trash) for lease agreements in excess of 30 days will be paid by the owner up to the following limits: Power: $150/month Water: $50/month Owner will furnish basic internet service. Charges in excess of that above shall be paid in full by the tenant. Bills will be sent to the tenant monthly and shall be paid within 5 business days. 2. LESSEE/TENANT agrees that the above premises will be occupied only by the LESSEE/TENANT and those persons listed below, only as a family dwelling place, and for lawful and moral purposes; furthermore, it is hereby agreed that only the following persons may occupy the aforestated premises and if any other persons are found to be living on said premises, LESSOR/LANDLORD may declare this lease violated and re-enter, taking over rightful possession forthwith. Full names of all people who will be occupying these premises under the terms of this lease shall be provided prior to lease agreement. 3. Changes and/or alterations to the building or premises are prohibited without the prior written consent of the LESSOR/LANDLORD. This includes introducing additional furnishings, appliances, and/or appendages. This also includes any item that may alter the appearance of the property, upstairs or downstairs. Please note, this section includes, but is not limited to: - White Appliances (refrigerators, washers, dryers, ovens, etc.) - Supplemental heating/cooling devices (room air conditioners, space heaters, dehumidifiers, etc.) - Additions to house or property that may alter the appearance of the property (storage units, tents, canopies, flags, banners, etc.) - Storage of furniture, appliances, equipment, etc. 4. Any action of the tenant shall not cause a violation of any federal, state, or local codes, regulations, and/or ordinances. 5. LESSEE/TENANT agrees not to cause or allow any noise or activity on the premises which might disturb the peace and quiet of another LESSEE/TENANT and/or neighbor. Said noise and/or activity shall be a breach of this agreement. LESSEE/TENANT agrees to keep the Property in a clean and sanitary condition, and to remove any trash or rubbish as it accumulates. This includes within the house and the surrounding property. 9. LESSEE/TENANT shall keep smoke alarm(s) and fire extinguisher (if provided) in working order including replacing the battery as needed. LESSEE/TENANT accepts any liability associated with the use and upkeep of all such devices and understands how to and agrees to test as recommended while inhabiting the property. 10. Vehicles shall NOT be parked on lawn at any time. Non-operative or non-registered vehicles are not permitted on Property. Any such non-operative or non-registered vehicles shall be removed post haste. 11. This residence has a septic tank. LESSEE/TENANT shall not abuse system; do not deposit tobacco, coffee grounds, or unnecessary food or other wastes or materials, including diapers and sanitary napkins, down sinks or commodes. LESSEE/TENANT is prohibited from adding a garbage disposal to any house, which has a septic system. 12. Smoking or vaping is NOT allowed on this property. Pets: Our pet policy allows for: 1. One (1) pet, less than 40lbs 2. Pets are not allowed on any furniture. Violations of this policy are subject to additional cleaning fees. 3. Additional pets are not allowed on the property (inside the house), albeit visiting or for other short periods. 4. Any pet waste shall be removed, please clean up after your pet.
