Rent & Fees: Rent is $2,000 per month, due in advance on or before the 1st day of each calendar month. A strict late charge of 10% will be charged on all rental payments not received in full on or before the 1st. A security deposit of $2,000 is required upon the execution of the Lease Agreement. Please note that any misrepresentation or false statements discovered on the rental application may result in the immediate termination of the lease. Lease Term: This property is offered on a 12-month lease. The lease will automatically renew for consecutive twelve-month terms unless a written notice to terminate is provided at least 60 days in advance of the lease expiration date. Utilities & Maintenance: Tenants are responsible for all utility services to the premises. This includes household trash and waste removal; tenants must independently contract with a private waste-hauling company or transport trash to an approved Solid Waste Convenience Station. Trash must be kept in sealed containers and removed regularly to prevent odors or pests. Maintenance requests must be submitted online. Tenants are responsible for routine maintenance items, including replacing light bulbs, maintaining detectors, changing air filters, and plunging toilets. Smoking Policy: Smoking, vaping, and the use of any tobacco, nicotine, or similar products is strictly prohibited anywhere on the property. This restriction applies inside the home, in the garage, and in all outdoor areas including yards, driveways, porches, and patios. Tenants are liable for all smoke-related damage, stains, or odor remediation costs. Pet Policy: Pets are not allowed inside the rental or on the premises at any time without prior written approval from the landlord. Approved pets are considered on a case-by-case basis, require a separate signed pet addendum, and are subject to an additional pet fee. Parking & Vehicles: A maximum of three (3) vehicles are allowed on the premises. All vehicles must be currently licensed and operational. Parking is strictly limited to the driveway or garage; parking on the lawn, sidewalk, or landscaped areas is absolutely prohibited, and violating vehicles are subject to being towed without notice. Trailers, boats, and recreational vehicles are not permitted unless approved in writing. Occupancy & Guests: Occupancy is strictly limited to the individuals listed on the Lease Agreement. Any additional person staying in the home for more than 14 consecutive days or more than 30 days total in any 12-month period must formally apply, clear screening, and be approved in writing by the landlord. Property Restrictions: For safety and property preservation, the landlord strictly prohibits the installation of television wall-mounts. Additionally, waterbeds, trampolines, large or permanent above-ground pools, fireworks, space heaters without automatic shut-off, and aquariums or water-filled containers of any size are completely prohibited on the property. Patios and porches must remain clean and free of clutter; cooking grease or oils must never be poured down the drains. The backyard outdoor fireplace is available for adult-supervised use only, burning clean, dry firewood with a water source nearby.
