Lease terms

Security deposit and proof of renters insurance required prior to move-in. Rental lease term is 12 months. Tenant pays all utilities. All adults who will live in the home must be on the lease. No smoking inside the home. Pets must be spayed/neutered, up to date on all vaccinations and registered with the city. No breed restrictions. Maximum of two pets - negotiable based on type/size. Applicant requirements: - Verifiable income of at least 2.5x rent - No prior evictions - No recent judgments or collections - Credit check required: preferred score of 700+ - Valid photo ID required To ensure a safe and responsible living environment for all residents, all applicants must undergo a criminal background check. The following offenses may result in a denial of the rental application: - Any conviction related to violence (including but not limited to assault, battery, domestic violence) within the past 7 years - Any conviction related to sexual offenses, regardless of the conviction date - Any DUI, OWI, or similar driving-related convictions involving alcohol or drugs within the past 5 years - Open or pending criminal cases, or active warrants All other criminal offenses will be reviewed on a case-by-case basis, with consideration given to the nature of the offense, length of time since conviction, and evidence of rehabilitation. We understand that people make mistakes and grow from them. Our goal is not to penalize past behavior unnecessarily but to ensure that all residents and neighbors feel safe and respected.
