Lease terms

Available to view now. Minimum 12-month lease required. No smoking allowed. Owner pays HOA dues. HOA covers lawn landscaping (mowing). Tenant responsible for lawn maintenance/upkeep. Tenant is responsible for all utilities (gas, electric, water, internet, garbage). Up to 2 small dogs or 2 small cats ok. $500 non-refundable pet fee per pet and $50/month pet rent fee. Income Requirement: Applicants must demonstrate a combined gross monthly income of at least 3x the monthly rent. Income between 2.5-2.99x may be considered with compensating factors such as strong credit history, longer employment tenure, or an increased security deposit (where permitted by Texas law). Credit Requirements: Applicant must demonstrate a history of timely payments with no unpaid housing-related collections, judgments, or evictions. A minimum credit score of 650 is preferred. Applicants with scores between 600-649 may be considered with compensating factors such as higher income, longer employment history, or an increased security deposit (where permitted by Texas law). Recent delinquencies, active collections, or patterns of late payment within the last 12-24 months may result in denial.
