Lease terms

Lease Terms Rent is due on the 1st day of each month. A security deposit is required prior to move-in. Tenant shall maintain renters insurance throughout the lease term with a minimum of $100,000 in personal liability coverage and provide proof of insurance before taking possession of the property. A $75 late fee will be assessed if rent is not received by the end of the 5th day of the month. Tenant is responsible for electric, water, and sewer service. Landlord provides trash service. Smoking or vaping is prohibited inside the home. Tenant is responsible for routine yard maintenance, including weed control and keeping the landscaping in a neat condition. Tenant is responsible for maintaining the water softener by keeping it supplied with salt. Tenant is responsible for replacing HVAC air filters at least every 90 days, or more frequently if needed. Tenant shall promptly notify the Landlord of any maintenance issues or repairs needed to prevent further damage to the property. No alterations, painting, installation of fixtures, or satellite dishes may be made without the Landlord's prior written approval. Pets are permitted only with prior written approval and payment of any required pet deposit. Occupancy is limited to the individuals approved on the rental application. Subleasing, assigning the lease, or operating short-term rentals (including Airbnb or similar services) is prohibited without the Landlord's prior written consent. Tenant shall not flush wipes, paper towels, feminine hygiene products, or other non-flushable items down toilets or drains, and shall not dispose of grease, fats, or cooking oil in sinks or drains. Tenant is responsible for replacing burned-out light bulbs and smoke detector batteries during the lease term. Tenant is responsible for damage caused by negligence, misuse, abuse, or failure to promptly report maintenance issues. Tenant shall keep the premises in a clean and sanitary condition and take reasonable measures to prevent pests. If a pest infestation is determined to have resulted from the actions, housekeeping practices, or negligence of the Tenant, occupants, or guests, the Tenant shall be responsible for the cost of treatment.
