There is also a sky-deck with grills and a fireplace on the 8th floor and a community room on the 1st floor if you prefer to entertain guests away from your private space or want to grill (you are able to reserve both). Images of the lobby common area are included. The building and the unit are pet friendly (but landlord would need to approve your pet on a case by case basis). CondoControl system (neighbor intranet) Food deliveries permitted upstairs to your unit by the front door person Guests can be announced to the front desk and allowed up without you playing chaperone Breezeway into the front entrance of building with a very pleasant street alley area with cobblestone Well lit space with tons of natural lighting Ceiling track lights EcoBee Smart thermostat Smart Blackout roller shades Hidden in-cabinet trash can Bike rack parking in the secure basement garage I'm willing to install smart light switches, on your request:) If there are other details I'm missing, please don't hesitate to ask. A bit about the location: highly walkable - everything is within a quick walk from the most popular bars and restaurants. Busboys and Poets, Sweetgreen, Tatte, Backcountry, CVS, Laveda Nail/wax, YMCA, Organic dry cleaner are all either in the same building, or across the street from the building. Within a 2 block radius are USPS, Jenni's Ice cream, DC Row, Solidcore, Eyebrow threading, Barber/Hair stylists, Trader Joe's, Streets market, Pho 75, U Street/African-American Civil War Metro stop (yellow + green lines), 7/11, La Colombe, Rooster& Owl, Maydan, Lucy Pizza, PublicStorage, Wyndown, and many other conveniences such as Meridian Hill Park which is a great place for dogs or for picnicking on cool summer days, or attending community festivals. Utilities average $50 and $30 for internet/month. $2,300/ month rent. Do you want power + wifi included? Parking $250/month. Downstairs additional storage lockers $~75/month. Move in/out fee imposed by building: $300 during the week, $500 on the weekend. It's not my intent, within a reasonable time frame (many years), of raising rents annually like many apartment buildings do. The unit is surrounded by thick fireproof concrete blocks (as are all condo buildings in DC) so the unit is guarded from neighbors' noises. With the angle of the structure, you rarely see them about. It is a very friendly, respectful residents who also help each other. The building is mostly comprised of employed professional adults with a couple of families w/ children. Parking spaces in the gated private temperature controlled basement of the building are available for rent for $~250/ month with community carts on each level of the garage to haul whatever groceries/ large items you may need to wheel. There is also a public visitor garage section downstairs allowing guests to park by the hour in your building. Storage locker rental is also available ($~75-100). If having a safe, quiet, private, and updated space in a modern building from P.F. Hoffman, great staff, surrounded by conscientious neighbors with a predictable payment for years to come, in a highly desirable area, is what you seek, then you've found the needle in a haystack!
