Landscaping: Tenant is responsible for regular lawn mowing, watering, weeding, and general landscape maintenance unless otherwise agreed in writing. Parking: Parking is limited to designated driveway and garage spaces. No unauthorized or inoperable vehicles may be stored on the property. Alterations: No painting, remodeling, satellite dish installation, or other alterations may be made without the landlord's prior written approval. Renters Insurance: Tenant is required to maintain renters insurance throughout the lease term and provide proof of coverage upon request. Application Requirements: Applicants are subject to a rental application, credit check, income verification, employment verification, and background screening. Income should generally be at least three times the monthly rent. Compliance: Tenant agrees to comply with all applicable lease terms, community rules (if applicable), and local, state, and federal laws. The tenant is responsible for maintaining the property in a clean, safe, and sanitary condition throughout the lease term. Tenant responsibilities include, but are not limited to: Keeping the home, garage, patios, and other exterior areas clean and free of trash and debris. Promptly notifying the landlord of any maintenance issues, leaks, plumbing problems, electrical concerns, appliance malfunctions, or other conditions that may require repair. Replacing HVAC/furnace air filters as recommended by the manufacturer or landlord (typically every 1 3 months). Replacing light bulbs, smoke detector batteries (unless prohibited by law), and other routine consumable items as needed. Maintaining all smoke and carbon monoxide detectors in accordance with applicable law and promptly reporting any malfunctions. Keeping plumbing fixtures clean and using them properly. Tenant is responsible for drain clogs caused by misuse or negligence. Maintaining the yard and landscaping, including mowing, watering, weeding, trimming shrubs, raking leaves, and removing yard waste, unless otherwise agreed in writing. Removing snow and ice from driveways, walkways, and sidewalks as required by local ordinances and weather conditions. Using appliances, fixtures, heating, air conditioning, and other systems in a reasonable manner and according to their intended purpose. Preventing mold and mildew by maintaining reasonable ventilation, promptly cleaning excess moisture, and reporting water leaks immediately. Replacing batteries in remote controls, garage door openers, and similar devices provided with the property, unless replacement is due to normal equipment failure. Maintaining renters insurance throughout the lease term. Paying for repairs resulting from damage caused by the tenant, occupants, guests, pets, negligence, misuse, or failure to report maintenance issues promptly. The tenant shall not perform repairs, modifications, or improvements to the property without the landlord's prior written consent, except as necessary to prevent immediate damage in an emergency while making reasonable efforts to notify the landlord.
