Lease terms

This apartment is part of the landlord's home, connected with a breezeway. The house and apartment are located in an upscale, quiet, residential community. The apartment is fully furnished. All furniture, dishes, utensils, linens, towels, sheets, etc. are supplied. Vacuum provided. The landlord must follow strict HOA guidelines, which also apply to the renter so that the general look and condition of the neighborhood remains in good standing. Landlord pays all utilities (gas, water, electric, cable, internet). There is no washer or drier. A laundromat is located two miles from the apartment. Trash must be bagged and put in a designated dumpster. Renter is responsible to take the trash to the local dump at least once per week. Address for local dump will be provided. It is about 2.5 miles from the house. Children are not permitted to live on the premises but can visit. Children visiting must be well-mannered and not disruptive. There is a strict no-smoking policy. This includes any and all types of smoking (legal and illegal). Landlord will inspect the apartment once per month for damage and change HVAC filter. If any repair needs to be made, the renter is to notify the landlord immediately. Landlord will make the repair or have the repair performed. A maximum of one operational vehicle is permitted for the apartment unit. A designated parking space is provided. The parking space is uncovered. **Proof of renter's insurance is required upon renting the apartment. Renter must obtain and use a P.O. box for personal mail. The lease is short-term and can be considered for renewal at the end of each lease. Landlord will negotiate the initial terms of the lease with the renter. Minimum rental period is three months. Due at signing - first month's rent and deposit. The deposit cannot be used to pay the last month's rent.
