Lease terms

Lease Term : Minimum lease term: 12 months. Lease terms of 24 months or longer are preferred. Monthly Rent: Rent is due on the 1st day of each month. Rent must be received no later than the 5th day of the month. Late fees may apply as permitted under California law. Security Deposit: Security deposit: $4,000, due before move-in. Deposit will be held and returned in accordance with California law, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, cleaning, or other permitted charges. Lease Termination: Tenant must provide at least 30 days' written notice before vacating or as otherwise required by California law or the lease. Tenant remains responsible for rent through the required notice period. Early Lease Termination If the tenant requests to terminate the lease before the end of the lease term, the tenant will be responsible for all amounts permitted by California law, including rent until the property is re-rented and any allowable costs of re-renting. The landlord will make reasonable efforts to re-rent the property as required by California law. Any agreed early termination fee must comply with California law. Occupancy: Only individuals listed on the lease may occupy the property. Subleasing or assignment is not permitted without the landlord's prior written consent. No Smoking: Smoking or vaping of any kind is prohibited inside the home, garage, balconies, patios, and anywhere on the property. No Pets: quired by applicable law. Utilities Tenant is responsible for all utilities unless otherwise specified in the lease. Property Maintenance: Tenant shall keep the property clean and sanitary. Tenant is responsible for maintaining the yard and promptly reporting maintenance issues. Tenant shall be responsible for damage caused by negligence or misuse. Alterations No painting, remodeling, satellite dish installation, EV charger installation, or other alterations without prior written approval. Parking: Parking is permitted only in designated garage and driveway spaces. No RVs, boats, or commercial vehicles without written approval. Compliance: Tenant agrees to comply with all applicable laws, HOA rules (if applicable), and neighborhood regulations. Move-In Condition: by both landlord and tenant. Keys and Access: Lost keys, garage remotes, or access devices are the tenant's responsibility to replace. Landlord may enter the property only as permitted by California law, with proper notice except in emergencies. Application Requirements: Credit check, background screening, employment verification, income verification, rental history, and references are required. Minimum household income: at least 3x the monthly rent (or another standard you choose). Default: Failure to pay rent, repeated late payments, unauthorized occupants, smoking, pets, or other material lease violations may constitute grounds for enforcement as allowed under California law.
