Lease terms

1 year fixed term. No smokers of any type which includes lighted cigars, cigarettes, pipes, aerosols or vapes or any other lighted or heated tobacco or plant product intended for inhalation. RENT due by the 1st of the month. Any rent not paid on or before the first day of payment period will be considered late and a breach of the agreement. Late fees of $100 will apply. SECURITY DEPOSIT- $4000 shall be paid prior to tenant's occupancy of the premises. Upon termination of the tenancy , the landlord may deduct from the deposit amounts permitted under the tenant security deposit act if there are damages. UTILITIES- Tenant responsible for all utilities, including electric, gas, city water and sewer, and phone, cable or internet services. PARKING- areas designated on property. PETS- tenant is allowed to keep house trained pets on the property that are identified in a pet addendum and include a pet deposit of $50 for each pet listed as well as an additional $20/month per pet. Tenant is required to carry renters insurance that will include coverage for pet ownership with landlord named as 'interested party ' on coverage. LANDSCAPING -services included in the rental fee. Tenant will not make any landscaping changes without permission of the landlord. -All premises use only for residential purposes, no unlawful purposes or occupancy that causes a disturbance or nuisance or make any unreasonably loud or other unreasonable uses of the property . -No criminal activity at residence or in the immediate vicinity of residence. -No occupants other than those listed on the lease are permitted to occupy the residence. -Tenant will keep and maintain the premises and including all plumbing fixtures, facilities and appliances and trash receptacles in a clean, safe and sanitary condition. Tenant will dispose of all rubbish, garage and other waste in compliance with all applicable ordinances concerning garbage collection and the City of Charlotte . -No subletting allowed.
