Minimum 12 month lease. Tenant is responsible for utilities. Non-smoking unit. Trash and recycling included in the rent. Application fee is $37.00 per adult occupant, if your current address is in Colorado Springs. If you address is outside of Colorado please call for the application fee amount. Money order form ONLY. Effective 8/7/23 if you have a "portal screening report" pulled in the last 30 days. A qualifying portable screening report includes ALL of the following: the tenant's name, contact information, verification of employment and income, last-known address, a rental history report, a credit history report, and a criminal history report. **THE PROSPECTIVE TENANT HAS THE RIGHT TO PROVIDE TO THE LANDLORD A PORTABLE TENANT SCREENING REPORT, AS DEFINED IN SECTION 38-12-902 (2.5), COLORADO REVISED STATUTES; AND 2. IF THE PROSPECTIVE TENANT PROVIDES THE LANDLORD WITH A PORTABLE TENANT SCREENING REPORT, THE LANDLORD IS PROHIBITED FROM: CHARGING THE PROSPECTIVE TENANT A RENTAL APPLICATION FEE; OR CHARGING THE PROSPECTIVE TENANT A FEE FOR THE LANDLORD TO ACCESS OR USE THE PORTABLE TENANT SCREENING REPORT.
