Lease terms

: ROOM RENTAL AGREEMENT: This lease is for the rental of a private room in a shared home. The Tenant will have access to shared common areas, including the kitchen, bathroom, and other approved common spaces. This agreement does not include rental of the entire property. FURNISHED ROOM: The rented room comes furnished with a brand-new bed and bedding provided by the Landlord. The Tenant is responsible for keeping the bed, bedding, and room in clean and good condition. Any damage beyond normal wear and tear may be deducted from the security deposit or charged to the Tenant. FINANCIALS UPON LEASE SIGNING: A security deposit in the amount of $365.00 must be paid in full at lease signing. The first month's rent in the amount of $725.00 shall be due on or before the Tenant's move-in date, unless otherwise agreed to in writing by the Landlord. The security deposit shall be held by the Landlord and may be used for unpaid rent, damages beyond normal wear and tear, missing keys, cleaning fees, damage to the provided furniture or bedding, or any other charges permitted under the lease and Pennsylvania law. MONTHLY RENT: Monthly rent is $725.00 and is due on the agreed-upon due date each month. Failure to pay rent on time may result in late fees or other action as outlined in the lease agreement. UTILITIES: The monthly rent includes standard use of water, sewer, trash, gas, and electric. Tenant is responsible for any personal services, including but not limited to telephone, cable, streaming services, or personal internet services. Excessive utility usage, damage, waste, or misuse may result in additional charges to the Tenant, as permitted under the lease. PETS: NO PETS ALLOWED Tenant shall not keep any pets on the leased premises. Pets or evidence of pets found during Landlord inspection may be grounds for termination of the lease. SMOKING & VAPING: NO SMOKING OR VAPING This is a smoke-free property. Smoking or vaping is not permitted inside the home, in the rented room, or in any shared interior space. RENTER'S INSURANCE: It is required that tenants carry renter's insurance for the entire time of occupancy. A copy of the declaration page and proof of payment must be provided to the Landlord upon request and each year of occupancy. GARAGE: The garage on the property is NOT included in this lease and may not be used by the Tenant unless written permission is provided by the Landlord. SHARED HOME EXPECTATIONS: Because this is a shared living arrangement, the Tenant is expected to maintain cleanliness, respect quiet hours, clean up after themselves in all common areas, respect other tenants, and follow all house rules provided by the Landlord. Failure to follow house rules, damage to the property, disruptive behavior, unauthorized guests, smoking, pets, or failure to pay rent may result in lease enforcement action, up to and including termination of the lease.
